TIMELINE to SELL YOUR HOME

When selling your home, it's important to give yourself plenty of time to prepare, and save for some up-front costs that come with getting your home ready to go on the market.  Some sellers have plenty of time, and some prefer to move more quickly to capitalize on the current market conditions.  Regardless of your lead time, The Perren Property Group will partner with you to get your home ready to list as quickly or slowly as you need! The below timeline explains what to expect before, during, and after you list your home in Atlanta.


BEFORE LISTING 

To successfully sell a home, make sure you put in the time and research needed to get the most out of this important sale. 

2+ Months Out:

Find an Experienced Atlanta Agent

Possibly the most important step when selling your home is hiring the best team for your real estate needs (& one that works with your style and personality).  Enlisting the help of an experienced agent who understands the ATL market, and can guide you through the selling process will save you time, money and can make selling a less stressful experience.

6-8 Weeks Out:

Consider Repairs and Improvements

The Perren Property Group will do a thorough walkthrough of your home and will make recommendations on both minor and major repairs or improvements you should consider. Additionally, you should be proactive about any known maintenance issues to your home, as these will surface during an inspection.

Value-boosting home improvements can include projects such as painting your home (inside or outside), refinishing hardwood floors, fixing or replacing your roof or siding, installing or repainting doors, doing some gardening or landscaping, updating or repairing your HVAC system, or even performing minor kitchen and bathroom repairs, such as updating flooring, resurfacing cabinets, installing new hardware and fixtures, and replacing or resurfacing countertops.

3-6 Weeks Out:

Set the Price Right

Another crucial step to ensuring the highest return when you sell your home is finding a competitive price. The Perren Property Group will provide you "comps" in your area - showing the price of nearby homes that have recently sold, the prices of nearby homes currently on the market, and the condition and location of your specific home. 

1-3 Weeks Out:

Prep Your Home

As we get closer to listing your home, The Perren Property Group will provide you a "Ready to Show" checklist to begin the decluttering stage/prepping for photography.  Begin working through your home, removing clutter, junk, and even personal decor. Start deep cleaning your home, really targeting the areas of your home that are not typically cleaned like baseboards, corners of high ceilings, and under kitchen cabinets. 

The goal is to make your home as attractive as possible to the larger number of potential buyers. Your home should be neat, welcoming, and depersonalized (allowing your buyers to picture their own personal touches in their potential new home).

Roughly one week before listing your home, The Perren Property Group will schedule a professional photography session to capture the listing photos that promote your home sale for all buyers and agents to see! 


THE SELLING PROCESS

You've done all the prep work, and are now moving on to the actual process of showing and selling your home. Here's what to expect once your home actually hits the market.

Market Your Home:

The Perren Property Group's main goal is to find the right buyers for you home, and that requires a educated and experienced marketing and advertising. This is where working with a skilled agent makes the most different.  Our team has access to a wealth of resources, including online listing services, expansive agent networks, large social media followings, virtual staging and touch up services, and beyond! 

Show Your Home:

Once on the market, our showing system makes it easy for both you and potential buyers to schedule and approve showings of your home.  Remember to keep your house neat, clean, and organized. Keep all surfaces clean and clear, re-hide all toys or pet items during showings, dust and vacuum regularly, and promptly address any potential clutter buildups. Additionally, be ready to leave the home house during showings - and discuss with our team the best showing windows to make available to buyers.  The more flexibility you have to open your home for showings, the better! 

Negotiate and Accept:

When a buyer wanted to purchase your home, their agent will submit a written offer to YOUR agent - which states how much they'll pay, their financial qualifications, closing and occupancy dates, and any contingencies.  The Perren Property Group will present all offers to you, along with educated evaluation of each offer.

Having an experienced agent is also very valuable when negotiating offers in order to get the most from your sale.  After discussing with your agent, you can enter a counteroffer any original offer that comes in by adding contingencies for revised due diligence periods or closing date, can counter the sales price of the home or request specifics for buyer financing.  The offer you accept and the final terms in that offer is up to you, however your agent will provide you their expert opinion on all offers, terms and counters. 


CLOSING on the SALE OF YOUR HOME 

Congrats! You have decided to accept an offer on your home. You're one step closer to the closing table, but there are still several steps to ensure a smooth sale and closing. 

Sign a Purchase Agreement:

Once an offer is agreed upon, you and the buyer will both sign a legal contract called a Purchase and Sale Agreement. This outlines the specific terms, conditions, and contingencies of the home sale.

Enter Contract to Close:

After a Purchase and Sale Agreement has been signed, teams on both the seller and buyer side enter a process referred to as Contract to Close.  During this time, your agent's contract to close coordinator will work with you directly to list important timelines, inform you of all upcoming inspections, complete paperwork and ensure that all parts of the contract are complete.

Cooperate with Inspections:

During the due diligence period, the buyer's agent will hire an inspector(s) to ensure that no major repairs are needed, and to get a general understanding of the overall condition of the home. The inspector will review the entire home, paying particular attention to the roof, basement, heating and cooling systems, structure, plumbing, and electrical. If the inspector finds any needed repairs, the buyer can negotiate for the costs of the repairs. The buyer may also schedule specialty inspections for specific structures in your home, like a pool, stucco walls or septic tank.

Reviewing All Numbers and Finalize:

Prior to closing, a Settlement Statement will be issued listing all of figures/numbers involved with the sale of your home - including the final purchase price, the payoff of your existing mortgage, agent commission and all associated fees.  The Perren Property Group will review this statement with you, and will advise you if all numbers look correct and/or if something needs revision.  On a predetermined closing date, you and the buyers will sign all the paperwork for the sale.  At this time you will relinquish your keys and your property title, and you will receive a check for the remaining balance as listed on the pre-approved Settlement Statement. Congrats - you have just sold your home, and taken the next step in your real estate journey!
